 THE MAKING OF NIMA EQUITY 

HOW IT STARTED

From an early age, I had a big dream. I wanted to become a physician so I could help others. My mother, who did not go to college, worked incredibly hard to pay for my education and make it possible for me to achieve my dream. After more than 14 years of training in Peru (my home country) and in the US, I felt I was ready for the next step in my medical journey. I discovered however that physicians and healthcare workers in general face similar problems as other professionals.

THE STRUGGLES WE FACE

After residency, my wife Mitsi and I very quickly realized that despite making a good income, we were taxed at a very high rate. I had heard before the phrase: “working until May to pay taxes only”; well now we were experiencing it. And if we worked harder and put in more hours, we were going to pay even more taxes. That was discouraging. Some of our friends were facing other problems; some physicians accumulated a considerable amount of debt during college, medical school and residency. It's like you achieve your dream of becoming a physician, but the mountain of debt you face or the high taxes you pay make you feel anything but accomplished. 

 

I am a practicing Pulmonary & Critical Care physician. My wife is a Primary Care doctor. Our love for medicine and desire in helping our patients has not changed. Physicians and, in general, Health Care Providers spend many years studying and delaying gratification. However, when we finish our training, we find out:

We may have a considerable amount of debt.

Many times, we work even more than during training (weekends, nights, holidays, birthdays, etc.).

If we work for an employer, we discover many health systems see medicine as a business not as a service.

If we have our own practice, we struggle every day with insurance companies and health systems.

We pay an insane amount of taxes every year.

THE JOURNEY TO FREEDOM

As we continued working, we started questioning whether there were other ways to build wealth and create multiple streams of income to supplement our paychecks. That's when we discovered real estate - first through single family rentals and then through passive investing. We witnessed the power of working together with other people in real estate, and the difference this can make in people’s lives. For me, it is not about money, IT'S ABOUT HAVING CHOICES, FREEDOM. We want to share this knowledge with other doctors / providers:

HARRY NIMA ZEGARRA, MD
Co-Founder - Managing Partner

Harry Nima Zegarra is a Pulmonary & Critical Care Medicine Physician, seasoned real estate investor, entrepreneur, co-founder and manager of Nima Equity LLC. Harry went to Medical School in Peru and finished his training in Pennsylvania and Virginia. Harry currently works at a tertiary medical center in Dallas, TX. Harry has experience in rental properties and currently owns and manages 9 properties across the DFW metropolitan area. Nima Equity is, to date, general partner in 1076 units in four different states. 

 

Harry met his wife in medical school in Peru. They have 2 boys who love playing sports especially basketball and soccer. They love to vacation and travel to Cancun and Florida where they enjoy time at the beach, Disney or Legoland. Harry is also an avid runner.

Annie Dickerson, co-founder and COO at Goodegg Investments, has invested in multifamily real estate since 2008. Her current portfolio spans multiple markets around the country and includes both active and passive investments. Annie specializes in strategic brand initiatives, investor education, and marketing.


Annie is a co-creator of the Real Estate Accelerator Mentorship Program and the Passive Real Estate Investor Academy, co-host of the Life and Money Show podcast, and co-author of the book Investing For Good: How To Build Wealth While Also Making An Impact. Annie graduated magna cum laude from the University of Pennsylvania and currently lives in Oakland, CA, with her husband and two boys.

Strategic Advisor

Julie Lam, co-founder and CEO of Goodegg Investments, has been investing in real estate since 2009. During that time, she has focused mostly on buy-and-hold rentals, private lending, passive investing through real estate syndications, and active multifamily investing. She has focused on implementing strategic methods to grow her wealth using various alternative investment strategies that have allowed her to leverage money and time so that she can spend more time with her 3 children.

 

Julie is a co-creator of the Real Estate Accelerator Mentorship Program and the Passive Real Estate Investor Academy, co-host of the Life and Money Show podcast, and co-author of the book Investing For Good: How To Build Wealth While Also Making An Impact.

 

Prior to transitioning full time to real estate, Julie most recently spent over 7 years working in Silicon Valley at one of the most prestigious law firms in the world. She received her B.A. in Technical and Professional Writing from San Francisco State University and also attended law school in San Francisco, CA.
